Caroline Sweezey is an Associate Real Estate Broker with Douglas Elliman Real Estate specializing in the sale and marketing of distinctive residential properties throughout Sayville and the surrounding South Shore communities of Long Island. With more than two decades in the real estate service industry, she provides strategic guidance designed to protect property value, position homes competitively in the marketplace, and help clients achieve strong outcomes.
A third-generation resident of the area, Caroline combines deep local market knowledge with a practical, data-driven approach to pricing, negotiation, and buyer qualification. She is known for providing realistic pricing guidance based on current market conditions rather than promising inflated expectations. Her understanding of contracts, financing considerations, and transaction structure allows her to anticipate potential challenges early, helping prevent delays and keeping transactions moving steadily toward closing.
Over the course of her career, Caroline has guided homeowners through a wide range of transactions including estate sales, long-term ownership properties, and significant life transitions. Because many homeowners are both selling and purchasing at the same time, Caroline also guides clients through the transition to their next home. As both a Certified Residential Specialist (CRS®) and an Accredited Buyer’s Representative (ABR®), she assists clients not only with the sale of their current property, but with evaluating purchase options, coordinating timing, and negotiating the purchase of their next residence so the entire move is handled cohesively.
Her clients value thoughtful guidance and her ability to navigate complex situations including downsizing, relocation, and move-up purchases while aligning each transaction with both financial and personal goals. Caroline personally oversees each transaction and remains the primary point of contact for her clients from listing through closing.
Caroline holds multiple professional designations including Certified Residential Specialist (CRS®), Accredited Buyer’s Representative (ABR®), Seniors Real Estate Specialist (SRES®), Graduate REALTOR® Institute (GRI®), and Seller Representative Specialist (SRS®). She earned a Bachelor of Business Administration and applies that business foundation to every aspect of her real estate practice.
